A RECENT study by independent property valuation group Herron Todd White shows that the Springbrook Estate has consistently outperformed the Redlynch land market seven of the last nine years by 11.4 per cent.
“A return like that is better than having money in the bank,” says One Stop Property director Gerard Obersky.
The Fortress Group, developer of Springbrook, and now ‘The Pocket’ has played a large role in setting the standard for premium Cairns living.
Fortress’ approach is to provide a high standard of development – strong building covenants provide buyers’ freedom to build while still maintaining a quality standard to generate future price appreciation.
The current Springbrook release is 30 per cent sold and has elevated, creek and parkland views.
House and land packages start from $502,000 to $598,900 with lot sizes ranging from 480sq m to 745sq m.
Fortress’ latest development, The Pocket is conveniently positioned near Redlynch Shopping Centre.
A new sales office at The Pocket is about to commence and is expected to be open by November.
“The sales office can’t come quickly enough,” says Mr Obersky.
“We can then speak to customers on site for each of our land projects of The Pocket, Springbrook and Bellmere Lane.”
The first release of The Pocket saw 75 per cent of the land sell out in the first two months.
“The opportunity to bring to market value-for-money lots such as these will be a short- lived event.”
The Pocket is a niche offering with prices starting from $236,000.
House and land packages from three builders begin from $466,240. Lot sizes range from 483sq m to 854sq m.
Duce Constructions is currently in the process of building a display home at The Pocket and sees it as an exciting chance to produce outstanding homes.
“This is such a fantastic location – you’ve got several schools, playgrounds and child care centres all in walking distance,” says Duce director Matt Ducie.
“This display will enable us to showcase our quality home designs, workmanship and value for money.”
Fortress’ commitment to premium living has created demand for a second release of The Pocket.
With lots selling quickly, Redlynch’s best kept secret won’t be for long.
